Job Summary

BASIC SUMMARY:
Lead the global real estate and master planning functions which encompasses a diverse, life science portfolio of 150+ locations. Provide executive leadership to the existing transactions and portfolio management team and lead the development of new capabilities focused on driving integrated real estate strategies which optimize the company’s use of capital. Develop a new site master planning capability and deploy globally in a phased and prioritized approach.



ESSENTIAL DUTIES AND RESPONSIBILITIES:

Portfolio Transactions: Acquisitions & Dispositions

  • Lead the global transactions and portfolio management team that is responsible for all acquisitions, dispositions, and lease renewals.
  • Support all business development activities as required.
  • Ensure real estate related compliance to all applicable company protocols, practices, procedures, and EHS/regulatory requirements.
  • Ensure that all real estate related documents such as Purchase & Sale Agreements and Leases appropriately protect Company interests.

Real Estate Strategy

  • Develop a team which will work closely with the broader facilities and real estate organization, key internal stakeholders and external real estate partners to develop operationally sound and cost-effective real estate strategies that meet the objectives of the company.
  • This includes supporting the development of the corporate and business unit capital plans, conducting lease vs. buy analysis on new and existing assets, developing benchmarking and metrics to drive footprint optimization, and leveraging external providers to proactively assess buy vs. build options.
  • Proactively generate opportunities to optimize the real estate portfolio through the use of real estate portfolio analytics.
  • Develop executive level dashboards to demonstrate real estate goals and progress against those goals.
  • Support the implementation of real estate strategies through collaboration with facility and real estate portfolio management colleagues, service providers and collaboration with internal resources such as Finance, Legal, Procurement, EHS, Engineering, and business unit colleagues.

Site Master Planning

  • Develop a site and real estate master planning capability and framework and deploy across selected sites.
  • The goal of the site master plan is to develop a long-term investment and space strategy which optimizes the use and profitability of the site and assets.
  • Site master plans would include utilization metrics, investment strategies, asset life cycle analysis, space metrics, infrastructure assessments and other tools to create a comprehensive plan which is routinely updated.
  • Drive these key investment decisions with master planning executive sponsors through an integrated, prioritized portfolio planning approach.

People Leadership

  • Responsible for personnel management activities such as: providing regular direction and feedback on performance, cross training and cross coverage, annual performance reviews, recommendations for promotions and salary changes, training and development, hiring and termination decisions, etc.
  • Responsible for attracting, retaining and developing talent within the direct team and broader Facilities and Real Estate organization as needed.
  • Exhibit sound leadership qualities amongst competing priorities and agendas while leading, developing and motivating a cross functional team of internal employees and external service providers.
  • Successfully navigate challenges and influence across the enterprise.

Job Qualifications

QUALIFICATIONS:
  • Education: Bachelor’s degree (B.A./B.S.) or equivalent in a related field. Master’s degree preferred.
  • Experience: Ten or more years of Real Estate/Facilities/Finance/Business experience and an understanding of international business practices, customs and markets. An in-depth understanding of the life sciences industry is required.
  • An equivalent combination of education and experience may be accepted as a satisfactory substitute for the specific education and experience listed above.
  • Certification/Licensure:
  • Other: Excellent organizational skills, with the ability to prioritize and manage workload and performance multiple tasks simultaneously. Exceptional verbal and written communication skills. Solid critical thinking and problem-solving skills.
COMMENTS:
