We are Quad Inc., a non-profit organization whose mission is to help adults living with physical disabilities to live as independently as possible in their own fully accessible apartments. We accomplish this through optional, resident directed, 24/7 supportive services for all aspects of daily living. Job Title: Resident Manager (RM)

Pay: $18 / hour

Location: Myers Court Apartments

QUAD is looking for a Resident Manager (RM) who will facilitates the efficient operation of the QUAD Inc. housing community, communicates with the Community Manager(s) and QUAD Inc. Management to ensure proper maintenance and upkeep of the project, and encourages involvement in, and enjoyment of, the apartment community by the residents. The RM articulates the independent living philosophy depicted within QUAD Inc's., Lease, House Rules and the Services Agreement, and serves as a liaison between QUAD Inc. Management and the residents of the apartment complex. The Resident Manager is responsible for the facility's operations and staffing after business hours and on weekends. General Duties:

  • Acts as landlord representative in the absence of the Community Manager.
  • Must live in the onsite unit on a regular and continuous basis and be available after regular business hours and on weekends between the hours of 8 PM and 8 AM daily.
  • Responsible for after-hour emergencies including lockouts, limited maintenance, and housekeeping.
  • Assists Community Manager(s) with resolving staffing issues.
  • Establish professional boundaries and provide professional, unbiased service to our residents.
  • Maintain strict confidentiality regarding all tenant, employee, and QUAD Inc. personal and proprietary information.
  • Project a professional demeanor, appearance, and attitude while representing QUAD Inc. with the public, residents, staff, and government officials.
  • Demonstrates a consistent commitment to meeting the needs of the residents with physical disabilities that we serve and to the goals of QUAD Inc.
  • Requires good oral and written communication skills.
  • Perform all other duties as designated by QUAD Inc.

Tenant/Resident Responsibilities

  • Provide general supervision of the community by being visible and available, and by establishing and maintaining good rapport with our residents.
  • Distributes information and correspondence to residents on behalf of QUAD Inc.
  • Assist any Residents/Staff having difficulties with Housing or Services at the facility.
  • Monitors tenant/staff activities and adherence to Lease/House rules and QUAD Inc. policy.
  • Takes appropriate action when needed. Documents unusual incidents and violations.
  • Resolve and/or diffuse disagreements between tenants and keep appropriate documentation.
  • Assist as directed in rent collection, marketing, and LIHTC-required certification process.
  • Provide caregiving for residents when called upon to do so. This will include aiding with daily personalized care, such as adjustments, turns, bathing, meal prep, bowel programs, and getting dressed.

Safety

  • Understands all building safety systems including the building Fire Detection system and the emergency procedures.
  • Must be on site and available to respond to emergencies, assist staff, and notify management throughout the hours of 8 PM to 8 AM seven days per week.
  • Monitors tenants and staff for adherence to safety rules and safe work habits.
  • Consistently inspect and take action to resolve potential hazards on the premise.
  • Participate in the building Safety Committee.
  • Notify Community Manager(s) immediately if any incident resulting in injury occurs to a tenant, staff member, visitor or guest. Investigate and document all circumstances leading to the injury, collect written statements from any witnesses, and report any factor(s) related to the incident that may have contributed to or may mitigate the incident.

Housing

  • Enforces Lease/House rules and initiate notices for violations of non-compliance.
  • Understand all building systems and ensure efficient operation of each system, troubleshooting issues when necessary
  • Collect tenant information for recertification as assigned.
  • Provide rental information and show vacant apartments upon request.
  • Other Duties as assigned by management.

Terms of Employment

1. The RM will receive the equivalent of an unfurnished, studio apartment at a reduced rent for the full time of their employment The RM agrees to pay for their electricity and to maintain telephone service with voicemail. They will receive a phone reimbursement.

2. The RM is required to schedule departure and return dates for all absences in advance with the Community Manager(s) and receive approval before leaving the building. This includes weekend and overnight stays.

3. The RM will work an average of 10 hours per week assisting in the after-hours operations of the building.

4. It is the RM’s responsibility to notify and seek guidance from the Community Manager(s) or QUAD Inc. Management if at any time he/she is uncertain of his/her responsibilities or is unable to fulfill those responsibilities.

5. QUAD Inc. Management must approve other job commitments that are in addition to the RM responsibilities, to assure employment obligations can be met.

6. The RM is allocated at least 1 free day per week where they are not required to work or cover on-call shifts.

Desired experiences and skills include, but are not limited to:

  • Apartment management;
  • Resident staff in a college/university residence hall;
  • Retirement Communities;

  • Ability to work independently and in a team environment, both as a facilitator and supervisor.

  • Ability to meet deadlines and address time-sensitive issues.
  • Excellent written and verbal communication.

Job Requirements:

  • Proof of Covid-19 vaccination (Required).
  • Pass an SPD Criminal Background Check and Pre-employment Screening (Required)
  • 1-3 years of prior experience in resident management at a long-term housing facility or retirement community (Required).
  • Passion for the job and helping others.
  • Willingness to learn new things.
