CEC Entertainment, the global leader in family entertainment and operator of Chuck E. Cheese’s restaurants has an immediate opening at our Support Center based in Irving, Texas for an experienced Design Manager in our Construction Department.

Essential Functions:

  • Develop preliminary seating and site layouts for remodels, expansions, and new stores.
  • Adapt prototype exterior designs to non-typical buildings for potential new stores.
  • Scope stores and develop preliminary scope of work and design recommendations for capital projects.
  • Research and Development: carpet, furniture, lighting, wall finishes, seating (i.e., benches) décor, kid check stand, etc.
  • Direct the design process from preliminary design through executive budget approval for all capital projects:
  • Conduct kick-off meetings to ensure scope and CEC design criteria is executed with each project, and to identify items with major cost or schedule impact. Compile kick off notes to send the project in the right direction.
  • Develop preliminary design package in conjunction with the architectural team to include floor plan, site plan, exterior elevations, and scope of work.
  • Determine if additional costing approval is needed after contractor costing. Obtain appropriate level of approvals if required.
  • Assist the architectural team with city approvals or negotiations.
  • Direct the architectural team to ensure timely completion of architectural drawings and submittal deadlines.
  • Maintain accurate prototypical drawings, issue design directives as new details are adopted, and ensure CEC design intent is accurately reflected in all capital projects.
  • Provide preliminary cost estimates for capital projects, GEC’s, remodels, expansions, and new stores.
  • Review all project costs at the costing milestone including contractor preliminary costing, municipal fees, vendor quotes, etc. in order to provide accurate project costs for executive pro forma approval.
  • Support the CEC international franchisee during the planning, design, and construction of new stores.
  • Support marketing as required for new stores and remodels rollouts
  • Oversee the construction process for the build out of Chuck E. Cheese’s New Stores, Expansions, and Remodels:
  • Assemble Construction budgets
  • Insure accurate and timely ordering of all owner supplied materials and equipment.
  • Prepare Construction schedules and transportation schedules with the Director of Construction.
  • Coordinate and communicate game plans to Operations.
  • Conduct on site visits for Due Diligence, Progress Reports, Punch list inspections, and Warranty inspections.
  • Manage projects to design standards and within budgets.
  • Update information with the internal Data Base and ensure closeout documents are received and archived properly.
  • Manage Design vendors

Essential Qualifications:

  • 5+ years of restaurant/multi-unit experience required
  • Restaurant design experience required
  • Strong leadership skills and experience interacting with diverse groups/teams
  • Strong project management skills
  • Ability to travel up to 25%, some travel could be international
  • Excellent financial acumen and analytical skills
  • Excellent communication and presentation skills
  • Proficient with MS Office Suite, Auto CAD, Photoshop, SharePoint & Workday

CEC Entertainment, the global leader in family entertainment and operator of Chuck E. Cheese and Peter Piper restaurants, is seeking a Director of Real Estate to join our team. This position is based at our Corporate Support Center in Irving, TX.

This individual will prepare initial lease documentation, conducts LOI and lease negotiations for new and existing locations, and prepares related documentation for final approval by management. The primary business objective of this position is to source new sites and ensure that new sites and renewals on existing locations are negotiated to the benefit of Chuck E Cheese and Peter Piper Pizza.

Essential Functions of the Position:

  • Develop and execute a rolling 1 – 3 year strategy for new store openings.
  • Build and manage a pipeline of potential sites in markets identified for expansion.
  • Demonstrate expertise in real estate portfolio management including site selection, construction, budgeting, asset management, and risk management.
  • Gather and evaluate economic, demographic, and other market data to identify key trade areas.
  • Visit and inspect prospective properties to determine sustainability.
  • Partner with Accounting on all lease admin functions.
  • Support design and construction teams in communication with landlords and developers through the development life cycle.
  • In addition to new site selection, within an assigned territory, negotiate lease renewals and resolve asset management issues for existing Chuck E Cheese and Peter Piper Pizza locations; negotiate appropriate changes to lease documents in order to protect CEC’s terms and close the transaction.
  • Review LOI, lease, and amendment comments from attorney/representative; work closely with Department Vice President and other company divisions and departments to define a proper response.
  • Make lease determinations with respect to legal issues and policy issues.
  • Conduct research as needed to ensure that the lease renewal terms are appropriate with the current market, location, and other additional factors.
  • Construct, organize and maintain spreadsheets.
  • Meet deadlines for lease expirations.
  • Work with other departments and on special projects as necessary.

Qualifications:

  • Bachelor’s degree from an accredited program in business or another related program
  • 10+ years of experience working in a real estate department for a national retailer, restaurant, or developer negotiating lease renewal terms, relocations, contribution toward remodels, and/or new store locations
  • Ability to travel, including overnight travel, up to 50% of the time
  • Travel work involves operating a motor vehicle within a specific region or route. Regularly and safely perform all functions of operating a motor vehicle, including prolonged sitting. Regularly operate a laptop and mobile phone. Communicate and exchange information with co-workers and other individuals in person or electronically. Occasionally positioning oneself (e.g., stand, walk, stoop, bend, twist, kneel, crouch, push, pull) to move or lift objects weighing up to 50 lbs.
  • Working knowledge of various major real estate markets and market rents across the United States
  • Proficient ability to communicate effectively with others using spoken and written English
  • Demonstrated ability to negotiate contract terms in a forthright, professional, and tenacious manner for the benefit of the company
  • Proficient project planning skills, including the ability to organize, prioritize and control job responsibilities to meet deadlines in an environment with overlapping and potentially conflicting priorities
