Job overview

As our Residential Properties Maintenance Specialist you will work with a team that specializes in maintaining the quality of the buildings and grounds at the residential properties owned or leased by Speedway Properties, which includes almost 6 million square feet of combined residential and commercial space in the city of Lincoln.

Here are the specifics:

• Perform a variety of semiskilled duties in drywall repair, painting, appliance replacement and repair, plumbing, carpentry, floor installation and repair.
• Complete basic HVAC, hydraulic, electrical diagnostic and repair.
• Update Yardi work orders are completed in a timely manner and mark complete as needed.
• Operate forklifts and heavy equipment.
• Ensure tenant move out and clean up processes are completed and documented appropriately.
• Drive Speedway vehicles to various locations.
• Follow established safety procedures and protocols.
• Constantly work to improve processes; make suggestions for productivity improvements, and optimize employee workflow, while continuing to meet our tenants’ needs.
• Possess a courteous and helpful demeanor with residents, prospective residents, co-workers, vendors, etc.
• Maintain regular and reliable attendance.
• Perform other duties as assigned.

Work Environment

We moved the majority of our office roles to work-from-home full time to protect our workforce and their families. This role is required to work on site.

• Frequent pinching, grasping, fine manipulation with fingers
• Constant walking and standing
• Frequent bending/reaching, twisting, kneeling, squatting
• Ability to occasionally lift 50lbs, rarely lift <75lbs, occasionally carry <50lbs, and rarely push/pull up to 100lbs
• Work will be performed in heated and cooled environment and occasionally in the outdoor environment.

What you’ll need to succeed in this position:

• At least 2 years of related experience or equivalent relevant work experience and a valid driver’s license.
• Gained full proficiency in one or more of the functional areas.
• Must be able to read, write and comprehend the English language to read technical manuals, Blueprints, and various maintenance and repair documents.
• Must be able to communicate effectively both verbally and written with all levels of the organization vendors and other internal and external individuals.
• Must be able to use a computer and tablet.
• Requires excellent time management skills.
• Knowledgeable in the procedures and safety measures of maintenance operations.

Preferred Experience:

• Associates degree in Technology or Maintenance Engineering
